How do I get more direct bookings for my homestay in Nainital?

Keep the booking apps for new guests, and give every guest an easy reason to book you directly next time. That means real photos and reels of the rooms, the road and the food, a WhatsApp number that answers quickly, a small website with rates and rules, and a personal message to past guests before each season.

A family in Delhi is planning New Year in the hills. They find your homestay on a booking app. Then they search your name on Instagram and Google before they pay. What they find there decides whether they book through the app or call you.

Most homestays around Nainital, Bhimtal and Mukteshwar are run by a family, with one phone and patchy network. Here is how to win more of your own bookings without walking away from the apps that bring new guests.

01Should I stop listing my homestay on booking apps?

No, not if you are new or small. Booking apps put you in front of people who have never heard of your village. They also carry the reviews a stranger trusts. Leaving them before you have your own audience usually means fewer guests, not more profit.

The better plan is to let the apps bring the first stay, and win every stay after that yourself. A guest who loved the sunrise from your balcony is the easiest booking you will ever get. They only need a way to reach you directly, and a reason to.

So the real question is not app or direct. It is how many of your repeat guests, referrals and Instagram visitors still book through the app, simply because they could not find another way.

02What do guests check before they book a homestay in the hills?

Guests pay in advance for a place they have never seen, often hours up a mountain road. They want proof. These are the things they look for, roughly in this order:

  • Real photos of the actual room, bathroom and view, not a borrowed picture of the lake.
  • How to get there: the road, the last stretch, parking, and whether a car reaches the gate.
  • Heating, hot water and power backup, which matter more in December than any decor.
  • Food: what is cooked, whether there is homely Kumaoni food, and the meal timings.
  • Network: whether phones and Wi-Fi work, for guests who must stay reachable.
  • The rate, what it includes, and the cancellation rule, written plainly.

Many app listings show these badly, or not at all. That is your opening. If your Instagram and your own page answer them clearly, the guest has a reason to message you instead.

03What should I post on Instagram to get bookings?

Post what a guest cannot see on the app. The drive up the last kilometre. The fireplace being lit. Breakfast being cooked. The view from the bed at sunrise. The host saying namaste and explaining the house rules in half a minute.

Shoot in daylight, move the camera slowly, and keep the sound of the place. Hill light changes fast, so plan the sunrise and sunset shots for clear days. November usually brings clear mountain views. One good shoot day before the season can give you weeks of posts.

Keep the bio simple: the location, the WhatsApp number and a link to your own page. Pin three posts that answer the big questions: rooms, road and food.

This is how we approach hospitality work. For Kartar's Haveli we built the following from zero on a brand film, kitchen close-ups and food and dining content. The case study is at the Kartar's Haveli case study.

04Do I need a website, or is WhatsApp enough?

WhatsApp is where most direct bookings in the hills actually close. The guest asks about dates, you send photos and a rate, they pay an advance. That works, as long as someone answers. A guest who waits half a day for a reply often books the next place on the app.

A website does a different job. It holds the answers you are tired of typing: rooms, rates, the route, the rules, a few honest reviews, and a button that opens WhatsApp. Guests share the link in the family group. It is also a page that is yours, which no app can delist.

It does not need to be big. It does need to load quickly on a weak network, because your guest may open it on a hill road. Business websites at AMS start at ₹50,000 plus GST, with the domain in your name. See Website Design & Development in Rudrapur for how we build them.

05How do I turn past guests into direct bookings?

Past guests are the cheapest marketing a homestay has. Most owners lose them the day they check out.

  • Save every guest's number with their name and stay month, with their permission.
  • Ask for a Google review before they leave, while the view is still fresh.
  • Send one personal message before the next season, not a broadcast every week.
  • Give a small reason to book direct, such as early check-in or a bonfire evening, rather than a deep discount.
  • Ask them to pass your page to friends planning a trip.

Keep the messages personal and rare. A photo of the first snow with a short note does more than a stream of offers. Guests in Delhi and Lucknow remember the host and the food, not the brand name.

06What mistakes do homestay owners make online?

  • Using heavily edited or borrowed photos, so guests feel cheated on arrival and say so in reviews.
  • Hiding the rate, so every enquiry turns into a long chat that goes nowhere.
  • Posting only in season, then going silent until next December.
  • Leaving reviews unanswered, especially the critical ones.
  • Letting a relative run the page from a personal account, then losing access when they move away.
  • Giving a wrong pin on Google Maps, so guests get lost on the last stretch at night.

The fix is rarely a bigger budget. It is honest photos, quick replies, a correct map pin and a page that the family owns properly.

07When should I start for the winter season?

Christmas and New Year trips are being planned now. If your page is thin, shoot in the next two or three weeks while the views are clear. Post steadily through November. From early December, make sure someone answers WhatsApp every few hours, because last-minute plans start then.

If you also want to run ads to people planning hill trips, start them once the content is ready, not before. Our note on choosing between platforms is at Google Ads or Facebook ads: which is better for a local business?.

08Questions people ask

How quickly should I reply to a booking enquiry on WhatsApp?

As fast as you reasonably can, ideally within an hour in season. Guests planning a trip message several places at once and book whoever answers clearly first. If nobody can watch the phone, set a WhatsApp Business greeting and away message with your rate card and a line on when you will reply.

Should I offer a lower price for direct bookings?

Not a big discount. It trains guests to haggle and makes your app rates look inflated. A small extra works better: early check-in, a bonfire, a home-cooked dinner or a pickup from the last bus stop. Guests value something that feels personal more than a little money off.

Can I shoot my homestay content on my own phone?

Yes, for everyday stories and quick updates. For the photos and reels guests decide on, such as the rooms, the view and the drive, a planned shoot usually looks far better. Our guide at Can I shoot reels on my phone, or should I hire a videographer? explains when each makes sense.

Does Instagram or Google matter more for a homestay?

Both, at different moments. Google is where a guest checks your location, reviews and phone number. Instagram is where they judge the rooms and the mood. Keep your Google Business Profile accurate, with real photos and a correct map pin, and use Instagram to show what the stay feels like.
