01Why do we plan for the site visit, not the enquiry?

Nobody buys a flat or a plot from a reel. They buy after a site visit, often more than one. So everything we plan for a project points at one moment. A family in the car on a Sunday, on the way to your site. The enquiry is only a step on the way.

This changes what counts as success. A pile of form fills from people who will never visit costs you money and your sales team's patience. A shorter list of people who already know the location, the construction stage and the price band is worth far more. Lead quality beats lead count, every month.

02What does a walkthrough film show that a floor-plan graphic cannot?

03How should Meta lead forms be set up for a project?

Meta lead forms are the fastest way to get a phone number. They are also the fastest way to fill a sheet with people who tapped by mistake. The difference is the questions asked before the submit button.

  • Budget band, as a choice, not a blank box.
  • Purpose: own use, a home for family from the hills, or investment.
  • When they plan to buy: this quarter, this year, or just looking.
  • Where they live now, so the sales team knows who needs a video call before a visit.
  • Whether they have already visited the site.

04How do you cover a project launch or a new phase?

Festival windows matter here. Many builders time launches and offers to Navratri, Dussehra, Diwali and Akshaya Tritiya. Those dates go into the plan at the start, next to your approval dates, so no festival offer is announced before the paperwork allows it.

05How do you keep the copy RERA-conscious?

Real estate copy carries more legal risk than most. A possession month typed into a caption becomes a promise. A rental return in an ad becomes a claim someone screenshots. We do not write either unless you can show us the document behind it.

The rule is simple: we keep to what the builder can document. The RERA registration number, the approvals that exist, the carpet area as per the plan. The amenities that are built, and the ones under construction, each clearly marked. If a fact is not on paper, it does not go in the film, the ad or the website.

This is not us being difficult. Many buyers in Dehradun and Delhi NCR research online before they call. They compare what you say against the RERA portal and against what the project down the road says. Careful copy reads as confidence. Overclaiming reads as a warning.

06What does it cost to market a project or a design studio?

A project's month depends on its stage. Before launch, it is the site film, the lead forms and the project page. Once construction is moving, it is progress shoots and moving the budget. A broker with resale units needs less shooting and more follow-up. Lead-form spend is billed by Meta or Google to your own account. The project site's domain and hosting are registered in your name, so it stays yours after the last unit is sold.

Do not compare on price alone. Ask instead who will be on site for the shoot, whose ad account the spend runs from, and whether the report counts site visits. 07What do the first two months look like?

The first two months run on your construction schedule, whether you are a builder, a broker or a design studio. In the first month:

  • A walk of the site with your sales head: construction stage, what is documented, who buys here and why.
  • A written brief: buyer segments, the price band you will state, the dates ahead, and the claims we will not make.
  • The first shoot: the site as it stands, the sample flat or a finished project, and one person from your team on camera.

Both. A broker carrying several projects needs a personal brand, a form per project and quick follow-up. A builder needs the project itself sold. Can you shoot a project that is still under construction?

Yes, and you should. Buyers trust a real construction update more than a render. Where do the leads go once the form is filled?
