Guide
How do I sell plots in my colony in Kichha faster, with Instagram and ads?
Show the land the way a buyer will check it: the road, the boundary wall, the drainage, the distance to schools and work, and the documents you can show. Film the site properly, put a starting rate and a WhatsApp number on every post, run ads in a tight area, and make the Sunday site visit easy.
A plot is often the biggest thing a family in Udham Singh Nagar will ever buy. They do not decide from one ad. They look at your colony on their phone, ask relatives, drive past on a Sunday, and only then call. Some are SIDCUL or Pantnagar staff. Some are families moving down from the hills. Some work in Delhi or abroad and are buying for later.
Most colony pages around Kichha show the same thing: a gate, a flex with the colony name and a phone number. That does not answer anything a buyer needs to know. Here is what does.
01What do plot buyers check before they visit?
Land buyers are careful, and they should be. Before they come to the site, they usually want to know:
- Exactly where the colony is, with a map pin and a known landmark.
- How wide the approach road is, and whether it is paved.
- Whether there is a boundary wall, drainage, electricity poles and water.
- How far it is to the highway, schools, hospitals and their workplace.
- Plot sizes and a starting rate, so they know if it is worth the trip.
- Which documents and approvals you can show them.
- Who the developer is, and what they have built before.
If your posts answer these, the people who call are already half sure. If they do not, you get calls from people who hang up after hearing the rate.
02What should a colony developer post on Instagram and Facebook?
Film the site as a buyer walks it. In AMS's experience, these work best for plotted colonies:
| Content | What it proves | How to shoot it |
|---|---|---|
| Drive-in from the main road | Access and distance | One steady shot from the highway turn to the gate |
| Walk along the internal roads | Width, paving, drainage | Morning light, slow walk, no music over your voice |
| Owner on camera at the site | Who is behind the project | Answer one buyer question per reel |
| Progress updates | That work is really happening | Same spot, same angle, every few weeks |
| Nearby places | Daily life around the colony | The school, the market, the hospital, with travel time |
An aerial shot of the layout helps, but hire an operator who follows the drone rules. Keep Hindi voice-overs simple, because most buyers here think in Hindi even if they search in English.
03Should I show the plot rate online?
Show a starting rate, at least. Buyers filter colonies by budget. "Call for rate" mostly brings calls from people who drop off the moment they hear it, and wastes your sales team's day.
You do not need a full price list. A line like "plots from" with a figure per square foot, or a range for the smallest plot size, is enough. Say clearly what is included and what is extra, such as registry, corner charges or park-facing charges.
Keep the rate the same on Instagram, Facebook, WhatsApp and the flex at the gate. Buyers in Kichha compare notes with relatives, and a mismatch is the fastest way to lose trust.
04Do Facebook and Instagram ads work for selling plots?
They do when the area is tight and the ad leads to a conversation. A few rules we follow for land:
- Use the drive-in or site-walk reel as the ad, not a poster with a rate.
- Aim at Kichha, Rudrapur, Pantnagar, Sitarganj and the places your buyers actually come from.
- Send taps to WhatsApp, and reply with a short site video, the layout map and the location pin.
- Run harder before weekends, when families plan site visits.
- Keep a separate small ad for people working away who want a video call first.
Our post Should my Facebook and Instagram ads open WhatsApp or a lead form? explains when WhatsApp beats a lead form. For land, it almost always does, because buyers want to ask questions before giving their name to a sales team.
05How do I turn an enquiry into a site visit?
The ad is the easy part. Most colonies lose buyers between the first message and the visit. A simple routine:
- Reply within the hour, with the layout, the location and two or three available plots.
- Offer a fixed Sunday visit slot, and send the pin and a landmark the evening before.
- Have someone at the gate who knows every plot number and its facing.
- Show the documents you can share, calmly, without pressure.
- After the visit, send a short video of the plot they liked, with the rate.
Families often visit two or three times before booking. Each visit is a chance to film, with permission, a real family looking at the site. That is stronger proof than any banner.
06What should a developer never claim in ads?
Land advertising attracts complaints when it oversells. Avoid:
- Approvals, registrations or bank loan tie-ups you cannot show on paper.
- Distances that are only true on an empty road at dawn.
- Future projects nearby, such as a highway or a mall, stated as certain.
- Price rises promised by a date.
- Photos of finished houses that are not in your colony.
If you are unsure what you are allowed to state, ask your legal or approvals consultant first and post only what they confirm. Honest posts sell slower for a week and faster for a year.
07How does AMS work with builders and colony developers?
Advance Media Solution works with property brands including Vim Developers and Landmark Legacy. For Landmark Legacy we shot interiors and a brand film. Mr. Aryan Aggarwal, Senior Partner at Vim Developers, put it this way: "They do not just create content; they build trust. Since the launch of our new website and social strategy, the quality of our walk-in leads has shifted completely."
For a colony, we usually shoot the site in one early-morning visit: drive-in, roads, owner on camera and the nearby places. That gives a month of reels and ad creative. We then run the ads and help your team set up WhatsApp replies. Retainers start from ₹35,000 a month plus GST. Our Real Estate Marketing Agency in Rudrapur for Builders page has more.

08Questions people ask
Should I make a separate Instagram page for each colony?
Usually not, unless the projects are large and very different. One developer page that shows every project builds more trust, because buyers can see your track record. Use pinned posts and highlights for each colony, with its own location, layout and rate, so a buyer can find what they need quickly.
Do I need a website to sell plots?
It helps more for land than for most local businesses. Buyers working outside Uttarakhand, and their relatives, want a page they can share with the layout, location, rates and documents in one place. Instagram and WhatsApp can carry the first enquiries. Business websites at AMS start from ₹50,000 plus GST.
Is it worth working with brokers as well as running ads?
Many developers do both. Brokers bring buyers who trust them personally, and ads bring buyers who find you on their own. Give brokers the same videos, layout and rates you use online, so the story is consistent. Mixed messages from different brokers confuse buyers and slow down sales.
When is the best time to promote a plotted colony?
Families often think about land around Diwali, before and after the wedding months, and when bonuses or harvest money arrive. But land sells slowly, so steady posting matters more than one big push. Keep a low ad budget running all year, and raise it for weekends and festival weeks.
